Yes, sealcoating is the highest-return maintenance you can do: $150–$450 every 2–4 years to protect your driveway and help it last its full 25-30 year lifespan, vs. $3,500–$9,000+ to tear out and replace a failed driveway. Sealing costs less than 5% of replacement.
What it protects against: summer sun that bakes unsealed asphalt gray and brittle, our 4 feet of annual rain that soaks into unprotected pavement, and winters that freeze and thaw dozens of times, turning any trapped water into a crowbar. Sealer blocks the UV, sheds the rain, and resists oil and gas drips.
Two caveats. First, sealer will not fix alligator cracking or base failure; that needs repair or resurfacing, and we'll tell you which at a free estimate. Second, don't over-seal. The right interval: every 2 years if your driveway bakes in full sun and carries daily traffic, every 4 years if it's shaded and lightly used. When the black has faded to gray and rain soaks in instead of beading, you're due for a sealcoat.
