Lines Have Faded to "Ghost Lines"
If your stall lines are barely visible in daylight and disappear entirely at night or in rain, drivers are parking by guesswork. That's when you start seeing cars straddling two spaces and costing you capacity.
Crisp, ADA-compliant striping and painting for businesses, churches and HOAs in Knoxville — done overnight, so you never have to close.
A faded or undersized handicap space isn't just a bad look, it's a liability exposure that's cheap to fix and expensive to ignore. Every layout we stripe is built to current accessibility standards: correct stall counts, van-accessible spaces, access aisles, and signage, so you're covered if it's ever questioned.
We split the work into sections so part of your lot stays open at every stage, and can schedule for your slow hours. Lines go down machine-striped with DOT-grade traffic paint: crisp, consistent, and drivable within hours. A typical mid-size lot is fully done in a day or two.
Striping attracts a lot of one-truck operators who show up once and disappear. We're locals behind Knoxville Asphalt Paving Co, proudly serving the area for 21 years, with certificates of insurance, written scopes for your approval chain, and a number that gets answered if you ever need us back.
We handle every line, symbol, and stall a Knoxville lot needs — asphalt or concrete, surface lots or parking garages — from a quick refresh of faded stripes to a full layout on brand-new pavement.
Our most common job: re-painting your existing layout with fresh DOT-grade traffic paint. Lines get repainted directly over the old ones after the surface is blown clean, so the lot looks sharp again in hours. Most restripes are done in a single visit, can be scheduled for overnight or on a weekend.
For new pavement, freshly sealcoated lots, or lots that park badly, we design and chalk the layout from scratch: stall sizes, angles, aisle widths, traffic flow, and ADA placement all measured before paint goes down. Our smart layout routinely fits 5–10% more cars in the same square footage.
We lay out your accessible spaces to the ADA's exact playbook: the right number of stalls, van-accessible spaces where required, access aisles, painted symbols, and vertical signs. We also check the slope because a stall that's too steep fails even with perfect paint. Full details in our ADA standards guide below.
We stripe and letter fire lanes, paint curbs, and mark no-parking zones and loading areas. These are the markings your fire marshal and insurance carrier actually look for. Faded lanes get re-lettered to local fire code.
Beyond parking lots, we stripe private roads, HOA streets, and campus and church roads: centerlines, edge lines, crosswalks, stop bars, and speed bump markings that keep traffic slow and predictable through your community. Road striping pairs well with a private road paving or sealcoating project, or we can refresh faded markings as a standalone visit.
The vertical signs your markings need to be compliant, think ADA and "Van Accessible" signs, stop signs, no-parking, tow-away, and directional signage. These are installed on posts at the required heights. Paint plus sign is what passes inspection, so we handle both in one visit.
Parking blocks to keep bumpers off sidewalks and buildings, speed bumps installed, removed or striped for visibility, and bollards protecting storefronts, drive-thrus, and utility spots. We place and paint lot hardware as part of the same visit as your lines.
These are directional arrows, crosswalks, stop bars, speed bump striping, cart corrals, EV charging, "VISITOR" and "RESERVED" lettering, and custom stencils. Clear traffic markings cut fender-benders — cheap insurance for a busy lot.
Fresh sealcoat or new asphalt erases every line, so striping is the last step of both jobs. We can bundle parking lot sealcoating and striping in one scheduled project, or do striping as a standalone project.
Here's what to look for before you start searching "parking lot striping near me."
If your stall lines are barely visible in daylight and disappear entirely at night or in rain, drivers are parking by guesswork. That's when you start seeing cars straddling two spaces and costing you capacity.
Faded blue paint, a missing van-accessible space, or an access aisle that's too narrow are common gaps in lots striped years ago under older standards. Non-compliant parking is enforced through private federal lawsuits, often settling in the five figures, but it only costs a few hundred dollars to paint right. Counts and dimensions are in our ADA standards guide.
If your fire lane paint and lettering aren't clearly legible, that's an easy violation for a fire marshal to flag on any routine inspection, and a real hazard if emergency access is actually needed.
New pavement or freshly resurfaced asphalt always need new striping. If you like, we can also help fix an outdated layout instead of just repainting old lines in the same spots.
Adding spaces, changing traffic flow, adding a drive-thru lane, or splitting off a section for a new tenant all call for a fresh layout, not a repaint of the old one.
A complaint about accessible parking, a near-miss in the drive lane, or a note from a city inspector are all direct signals it's time. If you're on a tight timeline, we can do faster turnarounds.
If your parking lot also has potholes, alligator cracking, or drainage problems, striping alone won't fix it. See our parking lot resurfacing and asphalt repair services.
Restriping an existing layout typically costs $4–$7 per stall in Knoxville; new layouts cost more because every line is measured and chalked first.
| Service | Typical Cost* | Example Project Total |
|---|---|---|
| Restripe Existing Layout | $4–$7 per stall | 50-stall lot: roughly $350–$600 once ADA stalls, arrows & markings are added |
| New Layout (new or sealed pavement) | $6–$10 per stall | 50-stall lot: roughly $500–$800 with layout design, ADA stalls & markings |
| ADA Stall Package (symbol, aisle, blue paint) | $25–$45 per stall | Signage priced separately if needed |
| Arrows, Stop Bars & Stencils | $10–$30 each | Lettering & custom stencils quoted per item |
| Fire Lanes & Curb Painting | $1–$3 per linear ft | Includes lettering at code-required intervals |
*Typical Knoxville-metro ranges. Final pricing depends on stall count, how many symbols and markings the lot needs, surface condition, and whether work runs overnight. Bundled sealcoat-plus-stripe projects price lower than booking each separately.
For most parking lots, striping is the cheapest line item in pavement maintenance: a few hundred dollars every 1–3 years to keep your property managed and the ADA file clean. Call us (865) 830-1706 for a free quote on your lot.
Federal ADA standards dictate how many accessible stalls your lot needs and exactly how they're built - we follow the latest standards to ensure you're compliant.
| Total Stalls in Lot | Accessible Stalls Required | Of Which Van-Accessible |
|---|---|---|
| 1–25 | 1 | 1 |
| 26–50 | 2 | 1 |
| 51–75 | 3 | 1 |
| 76–100 | 4 | 1 |
| 101–150 | 5 | 1 |
| 151–200 | 6 | 1 |
| 201–300 | 7 | 2 |
At least 1 in every 6 accessible spaces must be van-accessible. Larger lots continue per the ADA table; medical facilities have higher requirements.
| Space Type | Typical Width | Typical Length | Notes |
|---|---|---|---|
| Standard Space | 9 ft | 18 ft | Most common Knoxville retail/office standard |
| Compact Space | 8 ft | 16 ft | Where allowed by local code, clearly marked "Compact" |
| ADA Accessible Space | 8 ft + 5 ft aisle | 18 ft | Access aisle can be shared between two spaces |
| ADA Van-Accessible Space | 11 ft + 5 ft aisle (or 8 ft + 8 ft) | 18 ft | Wider clearance for wheelchair lift/ramp deployment |
| Drive Aisle (90° parking) | 24 ft | — | Two-way traffic between opposing stall rows |
| Fire Lane | 20 ft min. width | — | Marked red with "FIRE LANE — NO PARKING" lettering |
An accessible space has to have two things: the stall itself plus a striped access aisle beside it, so there's room to deploy a wheelchair or lift next to the vehicle. A standard accessible stall is 8 ft wide with a 5 ft aisle; van stalls get more room — 11 ft with a 5 ft aisle, or 8 ft with an 8 ft aisle. Two stalls can share one aisle, and the whole area has to be nearly flat: no more than about a 2% slope in any direction, which is why we check grade before we paint.
Each accessible stall needs both the wheelchair symbol on the pavement and a vertical sign posted at least 60 inches high. Van stalls need a "Van Accessible" sign on top of that. A faded symbol with no sign is the single most common violation we correct in Knoxville, and it's also the cheapest one to fix.
Accessible stalls have to sit on the shortest safe path to the building entrance. This means parking lots serving multiple entrances have to spread their accessible stalls between them. We map this during layout since placement has to pass inspection, not just the paint.
If your lot always feels full, a layout change can often add stalls without adding pavement. Angling the stalls to 45–60° lets drive aisles shrink from 24 ft to as little as 12–18 ft. That saved space frees up more potential stalls, and the one-way flow angled lots create actually cuts down on collisions. We can work out a plan at your free site visit.
Not all "striping paint" performs the same. Here's the rundown of what we use, what's worth an upgrade, and what your lot doesn't need.
Fast-drying, durable, and low-odor, waterborne (latex) traffic paint is the standard for the vast majority of parking lots. It holds up well to Knoxville's weather and typical traffic, dries fast enough that lots reopen within hours, and applied at proper thickness through a line striper it keeps its brightness 1–3 years. This is what goes on most retail, office, and church lot restripes.
Epoxy paint costs more but resists abrasion and chemical wear significantly better than standard traffic paint, making it a smart upgrade for high-turnover drive lanes, loading docks, and lots with heavy delivery-truck traffic. We'll tell you at the estimate whether your traffic actually justifies it; for most parking lots, waterborne traffic paint does the job well enough.
The reflective, raised markings you see on highways and busy intersections. It lasts significantly longer than paint but costs several times more and requires specialized heat equipment, so it's typically reserved for high-volume commercial and municipal work rather than a standard retail lot.
Glass beads embedded into wet paint make lines visible in headlights at night: a worthwhile upgrade for lots with evening traffic, church parking lots used for night services, or any property concerned about after-dark visibility and safety.
We stripe when your lot is empty: overnight for retail, weekends for offices, weekdays for churches. Most restripes are drivable within hours.
We walk and measure your lot, count required accessible spaces for your total stall count, and design (or confirm) a layout that maximizes legal parking while staying fully code-compliant.
Striping happens when your lot is empty: overnight for retail and restaurants, weekends for offices, Monday-to-Saturday for churches. Larger lots get phased in sections so part of your parking stays open at every stage.
The surface gets blown clean so paint bonds to pavement instead of dust. Restripes follow your existing lines; new layouts get fully measured and chalked before any paint goes down.
Lines go down with a professional line striper and DOT-grade traffic paint in crisp 4-inch widths, followed by stencil work: ADA symbols, arrows, stop bars, fire lane lettering, and curbs. White for stalls, yellow for hazard and no-parking zones, blue for accessibility.
Traffic paint is walk-dry in about 30 minutes and drive-ready in 1–2 hours in warm weather — our cones stay up until it's safe. You get a written scope documenting the layout and ADA stall math for your compliance file.
Some business owners consider a roller, tape, and a few cans of traffic paint. For one or two stalls behind a small shop, that can be fine. Here's the honest comparison for everything bigger.
Traffic paint fades under sun, tires, and plowing. Most Knoxville lots need fresh lines every 1–3 years, or after a fresh sealcoat. If you hire us to sealcoat your parking lot, a restripe is automatically part of the job. For efficiency and better rates, you can sealcoat and stripe together in one go.
Traffic paint needs the surface dry and roughly 50°F or warmer. In Knoxville, this means we stripe from early Spring well into Fall. Overnight jobs in summer dry fastest, but if your lines are gone in November, we can usually still get you striped in a warm, dry stretch rather than making you bear through winter.
Entrances, drive lanes, and stop bars take a tire hit every few seconds while back-row stalls barely get touched, so we find that lanes and arrows often ghost out a year before the rest of the lot. We can do a spot-refresh of just the high-wear markings between full restripes to keep your parking lot crisp.
We work with many commercial properties, HOAs, and churches through a pavement maintenance program: cracks sealed each fall, sealcoat every 2–3 years with restriping built in, and a written report for your files after every visit. There's no program fee; it's the same services you'd buy anyway, on a set cycle at bundled rates, with the annual inspection free. Routine maintenance can double a parking lot's life. More details on our commercial paving services.
Debris, standing water, and weeds in cracks all shorten paint life and pavement life. Sweep loose gravel and leaves regularly, keep drains and basins clear so water doesn't pool on fresh lines, pull weeds from cracks before they widen, and try to clean up oil or fluid spills promptly since they break down asphalt and paint. A few minutes of upkeep stretches the time between restripes.
"They sealcoated and striped our lot in one weekend. We were back open Monday morning with a lot that looked brand new. Thank you to Mike for a smooth experience!"
"Mike restriped our church lot on a Monday so it was ready before the weekend. Clean lines, fire lane repainted, and they even found us three extra spaces in the layout."
"Got three bids. Mike's was the only one that caught our van-accessible stall was one short of the requirement. That attention to detail is why they'll be striping all our properties."
Searching for parking lot striping or parking lot painters near you? We stripe lots across Knox County, proudly family-owned and operated here for 21 years.
Parking lot striping typically costs $4–$7 per stall, so a 50-stall lot costs $350–$600+ including arrows and traffic markings. New layouts on fresh or sealcoated pavement cost $6–$10 per stall because every line gets measured and chalked first. ADA stall packages (symbol, access aisle, blue paint) add $25–$45 per stall. These prices are for Knoxville, TN.
Stall count, how many symbols and stencils the lot needs, surface condition, and overnight vs. daytime scheduling also shape your exact quote. Bundling striping with sealcoating gets you a better price. Call (865) 830-1706 for a free estimate.
Yes, we stripe lots across Knoxville and Knox County, including West Knoxville, Farragut, Bearden, Fountain City, Halls, Powell and the surrounding area. We've covered retail centers, offices, churches, medical, industrial, apartments, and HOAs. We are Knoxville Asphalt Paving Co, local for 21 years. Because we also pave, sealcoat, and repair lots, you can come to us for all your parking lot needs. Bundled services price better. Call for a free estimate: (865) 830-1706.
Yes, striping works on both asphalt and concrete, including parking garages, gas station aprons, and the concrete zones inside asphalt lots. Garages get the full treatment beyond stall lines: level numbers, ramp arrows, painted columns, pedestrian walkways, and clearance markings, with paint matched to the surface (concrete and deck coatings take different prep than asphalt). One advantage with parking garages: no need to wait on weather, so we can schedule even faster than outdoor striping.
Yes, we handle line striping for private roads, HOA and subdivision streets, church and school campuses, and apartment community roads across the Knoxville area. That includes centerlines, edge lines, crosswalks, stop bars, and speed bump markings, using the same DOT-grade traffic paint and machine striping as our lot work. If your community's road markings have faded, we can refresh them in a single visit, or bundle them with a paving or sealcoating project for a better rate. Call (865) 830-1706 for a free estimate.
For a couple of standard stalls behind a small building, it can make sense. But for a full parking lot, it's not usually worth it: materials for a 50-stall DIY job already costs $200–$400 (paint, stencils, tape, rollers), which is close to hiring a professional striping company like us at a cost of $4–$7 per stall.
The bigger issue is compliance: ADA stall counts, van-accessible dimensions, aisle widths, and signage are federal requirements, so you want to get it right the first time. Our full DIY vs. professional comparison covers the points.
Water-based traffic paint typically lasts 1–2 years: closer to a year on high-traffic retail lots where tires cross the lines all day, and up to 2–3 years on lower-traffic office, church, and industrial lots. Application quality matters here: paint sprayed at proper professional thickness lasts dramatically longer than a thin coat, and lines on a freshly sealcoated surface outlast identical paint on gray, oxidized asphalt.
If you see drivers are straddling lines, inventing their own stalls, or your ADA symbols have faded past recognition, you're due for a restripe. Faded striping is also the first thing an ADA complaint or insurance claim photographs, so fresh lines are cheap documentation that your property is managed.
The five we correct most often in Knoxville: painting over dirt and dust, so lines peel within months; thin application to stretch paint; repainting an outdated ADA layout as-is; skipping the layout math on new designs, producing stalls too narrow to open a door in; and striping in cold or damp conditions, where paint never cures to full hardness.
We've been serving the area for 21 years with our asphalt paving company, and parking lot striping is a job we do often. Call us for a free estimate!
"Parking lot striping" and "parking lot painting" describe the same service: painting the lines, stalls, arrows, and markings on your pavement. "Striping" is the more common industry term; "painting" is how a lot of property owners search for it. Either way, you're in the right place.
You want clean surface, measured layout, and machine application. First, we blow the surface clean so paint bonds to pavement rather than dust. New layouts are fully measured and chalked before painting: we account for stall widths, aisle clearances, ADA counts and placement, and traffic flow. Then lines go down with a professional line striper: our machine lays consistent 4-inch lines at the right paint thickness using DOT-grade traffic paint. We use white paint for stalls, yellow paint for hazard and no-parking zones, blue paint for accessibility.

You need 1 accessible stall for lots up to 25 spaces, 2 for 26–50, 3 for 51–75, 4 for 76–100 — and at least 1 in every 6 accessible stalls must be van-accessible, meaning 11 ft wide with a 5 ft access aisle, or 8 ft with an 8 ft aisle. Every accessible stall also needs the painted symbol plus a vertical sign, placement on the shortest route to the entrance, and a surface slope no greater than about 2%.
Our full ADA standards guide above has the count table and dimensions. We check the math on every lot we stripe and document it in your written scope. Mis-counted ADA stalls are the most common violation we correct in Knoxville.
A typical standard space is 9 feet wide by 18 feet long. Compact spaces (where local code allows) run smaller, around 8 by 16 feet. ADA accessible spaces are 8 feet wide with a 5-foot access aisle (van-accessible spaces get a wider clearance), and drive aisles for two-way traffic are typically 24 feet wide. See our full parking space standards tables.
Most restripes finish in a single visit: a 50-stall lot takes a few hours, and it can be done overnight or on a weekend so your business never closes. Traffic paint is walk-dry in about 30 minutes and ready for vehicles in 1–2 hours in warm, dry weather; we cone off fresh sections until they're safe. Larger lots get phased so part of your parking stays open at every stage. Paint needs the surface dry and at least 50°F, which gives Knoxville a striping season from early spring well into fall.
Yes, for bigger lots, we split the work into sections so part of your parking stays open at every stage, and schedule the most disruptive passes for your slow hours. Churches typically get a weekday visit ahead of the weekend; retail and offices get overnight or early-morning work. Most lines are drivable within hours of painting.
Both. Restripes follow your existing layout and are the fastest, cheapest refresh. New layouts get designed from scratch: stall sizes and angles, aisle widths, ADA placement, and traffic flow, all chalked before paint. We find that a well-designed layout can fit 5–10% more cars in the same footprint, and angled one-way layouts cut collisions on narrow lots.
Water-based acrylic traffic marking paint is the standard for Knoxville lots. It's a DOT-grade product made for pavement, applied at proper thickness through a machine line striper. It's fast-drying, bright, and holds up 1-3 years under traffic. White marks stalls and standard lines, yellow marks hazards, curbs, and no-parking zones, and blue marks accessibility. Oil-based and thermoplastic markings exist for roadway use, but for parking lots, quality water-based traffic paint applied correctly gets you the most bang for your buck.
Yes, we have pavement maintenance programs for commercial, church, and HOA clients that put striping on a set cycle alongside sealcoating and crack sealing, with documentation for your files after every visit. See our parking lot maintenance, or our full commercial paving services.
